                                            programs?

                                            partnerships, we are able to offer a
                                            variety of mortgage options to suit
                                            your individual needs including: low
                                            to no down payment options,
                                            conventional financing with as
                                            little as 5% down, no PMI options,
                                            FHA, VA and Rural Housing (USDA)

                                          Can I
                                            build a new home when I have an
                                            existing home to sell?
                                          
                                            Yes! We have several popular
                                            programs, which may grant you access
                                            to a portion, or even all, of the
                                            equity in your current home. This
                                            equity can serve as your down
                                            payment and possibly reduce, or even
                                            eliminate, your existing home
                                            payment. Another key benefit is
                                            moving directly from your current
                                            home into your new CHIN ARCHITECT
                                            without having to move twice, rent,
                                            or pay unnecessary storage costs.
                                          Can I
                                            finance land in my construction
                                            loan?
                                           You
                                            can finance your land, along with
                                            your new home, into one construction
                                            loan. This will save on two separate
                                            closings, which will save you money
                                            on your overall closing costs. This
                                            also applies if you already own your
                                            land and have a balance remaining to
                                            the original lender as well. The
                                            balance of your land purchase will
                                            be consolidated into your loan and
                                            will eliminate a separate payment.

                                            does CHIN ARCHITECT build?
                                           We
                                            are an on your lot custom home
                                            builder, we build where you want to
                                            be, whether it’s in a subdivision or
                                            in a rural setting. Typically, we
                                            build within 40 – 50 miles from our
                                            Design Center. Some of our Design
                                            Centers build much further than the
                                            50 mile radius, so please call for
                                            details.

                                            can I find land to build on?
                                           We
                                            will be happy to assist you in
                                            finding your land. CHIN ARCHITECT
                                            has strong partnerships with
                                            Realtors who specialize in finding
                                            land in your area.
                                          How
                                            do I know if my lot is buildable?
                                          
                                            CHIN ARCHITECT will schedule a time
                                            for your personal builder to inspect
                                            your lot. He will review things like
                                            locating your home on the lot, your
                                            setbacks and locating your
                                            utilities. 
                                          Have
                                            land?
                                          
                                            Great! The first step is to evaluate
                                            your site. As a custom builder who
                                            has built more than 6000 homes, we
                                            know each lot has unique
                                            characteristics. We build your home
                                            on your land - the way you want it.
                                            With hundreds of home plans to
                                            choose from and each one
                                            customisable to fit your needs, we
                                            will work with you to make sure your
                                            home fits perfectly.

                                            have land?
                                          
                                            That's no problem. About half of our
                                            home owners didn't have land before
                                            they came to us. We have valuable
                                            relationships with the real estate
                                            community in each of our building
                                            areas who will be happy to help you
                                            find the perfect lot for your home.
                                          
                                          Financing?
                                          
                                            Most of our home owners choose a
                                            one-time closing since you only have
                                            one set of closing costs. This
                                            combines the cost of your land and
                                            the cost of your new custom home.
                                            Or, if you own your land, you can
                                            use the equity towards the down
                                            payment. Keep in mind, you do not
                                            have to pay off the lot first - the
                                            lot and home can be combined into
